Who can rent a land plot?

The land plot can be rented:

  • SEZ resident on preferential terms
  • non-resident of the SEZ, but not on preferential terms, but on general grounds (through the bidding procedure).
Can I immediately buy a plot of land?

Lessees of land plots within the boundaries of SEZ «Perm» — owners of real estate objects created by them have the right to purchase the land plots located under the above objects in accordance with the legislation of the Russian Federation.

How will the land rent be calculated while construction is in progress?

Calculation and accrual of rent is made from the date of the lease agreement. The legislation does not provide for the possibility of deferral.

For the residents of SEZ «Perm» a reduction coefficient is applied during the calculation of the cost of lease of land plots during the first 5 years after the conclusion of the lease contract in accordance with the Methodology of calculation of rent payments under the lease contracts for land plots located within the territories of special economic zones, approved by the order of the Ministry of Economic Development of the Russian Federation from 14.07.2006 № 190.

Can a resident choose a site in the SEZ on his own?

The Management Company together with the Resident shall determine the land plot within the territory of the SEZ for the placement of production, depending on the available infrastructure and the established sanitary protection zones.

How much does it cost to rent?

The rent of the land plot is 2 percent of their cadastral value per year, with a coefficient depending on the amount of capital investment:

  • for capital investments of at least 120 million ₽ — 0,9;
  • with a capital investment of at least 240 million ₽ — 0,7;
  • with a capital investment of at least 360 million ₽ — 0,5.
